Alright, it appears that we’ve been receiving more and more inquiries lately regarding land purchases. People are interested in buying land, whether it’s for constructing a personal residence or for recreational purposes, among other reasons. As a real estate agent, I’d like to share three valuable tips that will enhance your land-showing experience:

1. Protection from wildlife. When showing properties in spring, summer, or even fall when it’s not too cold, it’s essential to wear suitable footwear such as sturdy boots or snake chaps. During warmer seasons, snakes become more active, and ticks are prevalent. To shield yourself from these potential dangers, consider using tick repellent, either for your body or clothing. Tick-borne diseases can be serious, so it’s crucial to take precautions.

2. Visibility during hunting seasons. If you’re conducting property viewings in the fall or winter, particularly between October and January, it’s important to be aware that there may be deer hunters on the land, especially if it’s of substantial size. Carrying an orange vest with you is a practical safety measure. Having one readily available in your vehicle allows you to wear it during property showings. This precaution not only ensures your safety but also signals to hunters that you are a person and not a target.

3. Utilize land navigation apps. To navigate and showcase land effectively, consider using a dedicated land navigation app like OnX Hunt or Landglide. Personally, I find OnX Hunt to be a highly useful tool. This app, originally designed for hunters, provides GPS coordinates and detailed aerial views of your location on a property. It helps you identify boundaries, ascertain your position on the land, and even determine the property’s features like creeks. Before heading out to show a property, you can download the map of the area, ensuring that you have access to it even in areas with poor or no cell service.
